How much does a building inspection cost?
Building inspections at Method are priced by floor area. Pre-purchase and pre-sale inspections start from $550 excl. GST for properties up to 110m2, $650 for 110 to 220m2, and $750 for 220 to 350m2. Specialist reports — Healthy Homes from $270, Meth Testing from $220, Thermal Imaging from $170 — are all priced excl. GST. Properties over 350m2 are priced on application.

Every Method inspection covers the full visible structure of the property — internal linings, non-invasive moisture testing at all high-risk zones, roof space inspection where safely accessible, exterior cladding assessed against 45 weathertightness risk points, joinery, soffits, eaves, fascias, and a visual roof assessment as part of the external inspection. All findings are documented with photos and plain English recommendations.
Do Method Building Inspections inspect roofs?
Yes. Every Method pre-purchase and pre-sale inspection includes a visual roof assessment covering ridge caps, flashings, valleys, cladding condition, and guttering. Where areas are not safely accessible, this is noted in the report.

The moment the on-site inspection is complete, your Method inspector calls you directly to walk through the key findings, explain any significant defects, and prepare you for the written report. You will never open a Method report cold.

What's your cancellation policy?
Cancellations more than 72 hours before your inspection are free of charge. Between 24 and 72 hours incurs a 25% fee, within 24 hours a 50% fee, and on the day a 100% fee. Full details are in our Terms of Trade.
