Building inspections at Method are priced by floor area. Pre-purchase and pre-sale inspections start from $550 excl. GST for properties up to 110m2, $650 for 110 to 220m2, and $750 for 220 to 350m2. Specialist reports — Healthy Homes from $270, Meth Testing from $220, Thermal Imaging from $170 — are all priced excl. GST. Properties over 350m2 are priced on application.

Every Method inspection covers the full visible structure of the property — internal linings, non-invasive moisture testing at all high-risk zones, roof space inspection where safely accessible, exterior cladding assessed against 45 weathertightness risk points, joinery, soffits, eaves, fascias, and a visual roof assessment as part of the external inspection. All findings are documented with photos and plain English recommendations.

Yes. Every Method pre-purchase and pre-sale inspection includes a visual roof assessment covering ridge caps, flashings, valleys, cladding condition, and guttering. Where areas are not safely accessible, this is noted in the report.

The moment the on-site inspection is complete, your Method inspector calls you directly to walk through the key findings, explain any significant defects, and prepare you for the written report. You will never open a Method report cold.

Most inspections take two to three hours on site. Your written report follows within 24 to 48 hours, and often sooner.

Yes. Being there at the start or end gives you the opportunity to raise specific concerns and hear the key findings directly from your inspector.

Absolutely. Provide your real estate agent or solicitor's details when you book and Method Building Inspections will coordinate directly with them to arrange access and lock in the inspection time.

No. All prices listed on the website are exclusive of GST. GST of 15% will be added to your invoice.

Cancellations more than 72 hours before your inspection are free of charge. Between 24 and 72 hours incurs a 25% fee, within 24 hours a 50% fee, and on the day a 100% fee. Full details are in our Terms of Trade.

Yes. All Method Building Inspections reports are carried out in accordance with NZ Standard NZS 4306:2005 for Residential Property Inspection — the benchmark for professional building inspection practice in New Zealand.
