Healthy Homes

Healthy Homes assessments for Waikato property owners
Compliance-verified healthy homes reports for landlords and property managers across Hamilton and the Waikato region.
For rental property owners in New Zealand, the Healthy Homes Standards are not optional. Failure to comply can result in significant financial penalties, and tenants have every right to expect a warm, dry, and safe place to live. A Method healthy homes assessment gives you a clear picture of where your property stands, and what needs to be done before your compliance deadline.
What we look for during a Healthy Home assessment
The Healthy Homes Standards set minimum requirements across five areas for all rental properties in New Zealand. Every private rental must comply, and landlords must include a statement of current compliance in any new or renewed tenancy agreement.
Following the assessment, you receive a clear written report confirming compliance across all five standards, or identifying exactly what needs to be addressed before your deadline. No jargon, no ambiguity, just a straightforward record of where things stand.

Heating
A fixed heating device capable of heating the main living area to at least 18 degrees Celsius must be present and operational.
Insulation
Ceiling and underfloor insulation must meet minimum R-value requirements and be in good condition.
Ventilation
Kitchens and bathrooms must have extractor fans that vent to the outside. Living rooms, dining rooms, and bedrooms must have openable windows.
Moisture Ingress and Drainage
The property must have an efficient drainage system and, where applicable, a ground moisture barrier in the sub-floor.
Draught Stopping
All unreasonable gaps or holes in walls, ceilings, floors, windows, and doors that cause draughts must be stopped.
